'buildexcellence' –  'Excellent Construction' is aimed at private investors, institutional investors, and municipal and cantonal authorities who want professional support for their construction projects, properties, and vacant land, taking into account all economic, legal, organizational, technical, and environmental dependencies and influences.

 

The client consultant can take on two fundamentally different roles in the organization of the client. They can either act as an advisor to the client, thus taking on a staff function that is purely advisory and supportive.

Alternatively, they can perform the function of project manager for the client and then have a line function with certain powers of instruction and authority.

 

Building consultant in a staff function

As a rule, the client consultant in this role performs the following cross-phase tasks:

 

• General consulting for the client (contracting authority)
• Client-side risk management and PQM
• Monitoring of risk, quality, and environmental management
• Monitoring of occupational safety
• Ongoing information and documentation for the client
• Preparation of status reports for the client
• Preparation of decision-making bases for the client
• Formulation of applications to the client
• Contacts with authorities, neighbors, and third parties
• Media relations
• Monitoring of commissioned planners and contractors
• Preparing for and participating in meetings with the client
• Minutes of meetings with the client
• Participation in planning/construction meetings
• Client-side project accounting using Messerli construction administration

 

The client consultant performs the following cross-phase tasks in the role of client project manager:

• Representing the client within the scope of the assigned responsibilities
• Management of the client's project team
• Representing the client vis-à-vis planners and contractors
• External communication
• Negotiating with authorities, neighbors, and third parties
• Obtaining decisions on behalf of the client
• Enforcing contractually agreed services by third parties
• Chairing meetings on behalf of the client
• Approval of invoices / release of payments

• Advice before and after the purchase of land, real estate, and construction projects by means of analysis and feasibility studies
• Advice and support with construction financing
• Obtaining market assessments
• Project evaluation
