The owner is obliged to have their electrical systems inspected (every 20 years in residential buildings). This inspection is carried out by an independent inspection body. It must be a company that was not involved in the planning or construction of the installation.

New installations in commercial, agricultural, or public buildings also require an independent acceptance inspection.

Periodic inspections

Electrical installations in residential properties must be inspected every 20 years to ensure long-term safe use. (In commercial properties, periodic inspections take place every 5 to 10 years.)

 

Final inspections

After completion of an installation, a final inspection must be carried out to ensure safety.

Acceptance inspections

After completion of an installation in a commercial setting, an acceptance inspection must be carried out. This must be performed by an independent inspection body/accredited inspection agency. Independent means that the inspector was not involved in either the planning or the construction.

 

Spot checks

According to Art. 33 para. 2 sentence 1 NIV, network operators are obliged to check the safety certificates of independent inspection bodies at random to ensure their accuracy. This obligation is fulfilled by means of random checks.
