As the manager of your rental property, I monitor existing rental agreements and ensure compliance, and take care of all accounting, including invoicing. I also handle all communication with tenants and record complaints in writing and verbally—and find a solution that is satisfactory for all parties.
I am also the first point of contact for caretakers, tradespeople, neighbors, government agencies, and all other external partners. In the event of damage or an insurance claim, I will of course take care of recording the incident, ensuring it is dealt with quickly, and handling all correspondence. MEETINGS, REGULATIONS, RENOVATIONS
Good personal contact is at least as important for condominium owners' associations as it is for rental properties – if not more so. This is because condominium ownership is not only a major investment, but for many people it is also an essential part of their private retirement provision. Good communication between owners is essential to avoid misunderstandings, including financial ones.
This is primarily achieved through the annual general meeting of owners and any delegate meetings, which I convene, chair, and record for you. I ensure an open and honest atmosphere, thanks to which any problems can be clarified at an early stage. After the meeting, I take care of the implementation and coordination of the meeting's resolutions.
Throughout the year, I ensure that the regulations and the rules of use and administration are implemented correctly and in full. This also includes recording and settling claims and insurance cases, coordinating and supervising construction, renovation, and refurbishment work, and checking and paying current invoices.
Property accounting, which I naturally carry out in accordance with commercial principles, also includes preparing the annual management accounts and a list of tax-deductible costs.
